Sheds

Do you want to build or install a shed on your lot? A permit is required and a variety of by-laws apply to sheds, based on the number of dwelling units. Please comply with the standards that reflect your situation.

Blue shed

  • MAXIMUM NUMBER
    • One per lot
    LOCATION
    • Side or back yard
    SERVITUDES
    • Sheds cannot be placed in a servitude, unless otherwise authorized. It is your responsibility to determine the servitudes on your property.
    MINIMUM DISTANCE

    Shed

    • 1 m (3 ft. 4 in.) from property boundary lines (A)
    • 1 m (3 ft. 4 in.) from the residence (B)
    • 1.2 m (4 ft.) from a pool (C)

    Shed roof edge

    • 0.45 m (1 ft. 6 in.) from the property boundary line (A)

    • 3 m (9 ft. 10 in.)
    • One storey maximum
    MAXIMUM AREA

    Property up to 464.52 m2 (5,000 ft.2)

    • 16 m2 (172 ft.2)

    Property over 464.52 m2 (5,000 ft.2)

    • 20 m2 (215 ft.2)

    The total surface area of the accessory buildings (detached garage, shed, greenhouse, gazebo, etc.) cannot exceed 10% of the area of the property.

    ARCHITECTURE AND MATERIALS
    • Sheds must be covered with cladding.
    • It is prohibited for any type of construction to be made of recovered or recycled materials.
    ADDITIONAL INFORMATION
    • A shed may never be used as a dwelling or to shelter animals.
    • Sheds must be clean, well maintained and have no dilapidated or dismantled parts.
    EXCEPTIONS

    Particular standards may apply to properties located:

    • On a street corner (corner lot)
    • In a flood zone or shoreline protection zone (for properties near waterways)

    If in doubt, please check with the Division inspection et permis.

  • MAXIMUM NUMBER

    • The shed can be located in the side or back yard.
    SERVITUDES
    • Sheds cannot be placed in a servitude, unless otherwise authorized. It is your responsibility to determine the servitudes on your property.
    MINIMUM DISTANCE

      • 1 m (3 ft. 4 in.) from property boundary lines
      • 1 m (3 ft. 4 in.) from the residence;  an adjoining shed can be attached to the building, however
      • 1.2 m (4 ft.) from a pool

      • 0.45 m (1 ft. 6 in.) from the property boundary line

    MAXIMUM HEIGHT
    • 3 m (9 ft. 10 in.)
    • One storey maximum

    For a stacked shed attached to the building, the height cannot exceed the height of the main building.

    MAXIMUM AREA
    • 30 m2 (322 ft.2)

    The total surface area of the accessory buildings (detached garage, shed, greenhouse, gazebo, etc.) cannot exceed 10% of the area of the property.

    ARCHITECTURE AND MATERIALS
    • Sheds must be covered with cladding.

    Shed attached to the building (adjoining shed)

    • The exterior cladding of the walls of an adjoining shed must be identical to the exterior cladding of the main building.
    • It is prohibited to have an access door leading directly to an adjoining shed from inside the main building.

    • A shed may never be used as a dwelling or to shelter animals.
    • Sheds must be clean, well maintained and have no dilapidated or dismantled parts.

An administrative codification is a document that combines the original text of a by-law with all the amendments made since its adoption. It has no legal weight. It is rather a tool created solely to make it easier to read and understand the by-law as a whole. Only the original by-law and its amending by-laws have legal weight.
